Are you looking for real estate or homes for sale in Archuleta County? Colorado's Archuleta County sits on the state's southern border with New Mexico. The county has a population of about 13,500 residents. The county seat is Pagosa Springs, the county's only incorporated municipality. Other communities include Arboles, a Census-designated place, and three unincorporated areas: Chimney Rock, Chromo and Juanita.
All types of real estate are for sale in Archuleta County, primarily in the Pagosa Springs area. Most residences are inside the city limits of Pagosa Springs or along U.S. Highway 160 and U.S. Highway 84, which converge on the east side of town.
In the town core, you can find well-kept homes for sale starting around $315,000 for a small, two-bedroom unit with about 675 square feet of living space. Larger single-family homes with at least 1,400 square feet begin at around $475,000 in the town core.
East of town is a collection of affordable condos, townhouses and single-family homes just off U.S. Highway 160 near Pinon Lake Reservoir. Here, you can find a 600-square-foot studio condominium for sale for about $189,000. A one-bedroom condo with approximately 880 square feet of living space is listed for about $260,000, while a two-bedroom unit with 1,100 square feet costs around $300,000. Larger, three-bedroom condos with approximately 1,400 square feet are priced over $400,000. The Mountain Lake Villas subdivision offers new builds that range from 800 square feet to more than 2,500 square feet and one to four bedrooms.
Another pocket of homes is just northwest of Pagosa Springs near Coyote Hill. Here you will find larger homes that are newer or recently updated. Most residences have three or more bedrooms and more than 1,500 square feet of living space. Prices range from $425,000 to $775,000 depending on lot size, the home's age, amenities and views.
Near Chimney Rock, southwest of town, you can find homes and cabins for sale. This remote area offers prime hunting and fishing along the nearby Piedra River. If you're looking for an investment property, consider a lot with existing mobile homes (six total bedrooms), a pole barn, a carport and two sheds that sit on more than eight acres for around $630,000.
West of Piedra is the ideal spot for a sprawling ranch or estate. You can purchase a hidden valley ranch with a 1940s-era ranch house, four historic barns and plenty of lush meadows for livestock for around $5 million. The entire property is covered in towering ponderosa pines, aspen trees and beautiful rock formations.
Regional Highlights:
Archuleta County has four National Protected Areas: Chimney Rock National Monument, Rio Grande National Forest, San Juan National Forest, and the South San Juan Wilderness. Navajo State Park is a state-protected area.
Stevens Field is a general aviation airport three miles northwest of Pagosa Springs. The county publicly owns it.
Archuleta County is bordered by Mineral County to the north and Conejos County to the east. Rio Grande County is northeast of here, while La Plata County is located due west, while Hinsdale County is to the northwest. The county sits along the border and is next to New Mexico's Rio Arriba County and San Juan County.
