Pagosa Springs in Archuleta County is well known for its hot springs, but it is also a hotbed for real estate in southwest Colorado. The town of about 1,750 residents sits more than 7,100 feet in the beautiful San Juan Basin, surrounded by nearly three million acres of national forest and wilderness areas. The entire area has stunning landscapes and a variety of outdoor activities. Those who purchase a house in Pagosa Springs can spend their days skiing, fishing, hiking, biking and exploring ancient Ancestral Puebloan sites.

There are houses for sale all around Pagosa Springs, including well-maintained older homes and newer residences close to the town's core. The San Juan River runs through town, so some nicer high-end luxury homes are available for sale with immediate river access. There are also more affordable residences only a short walk from the river or downtown's services, restaurants and nightlife. Homes in town run the gamut from homes in the $250,000 range to those well over $1 million, depending on age, location and amenities. There are also vacant lots available around town starting at around $150,000.
Those seeking a ranch property near Pagosa Springs can take their pick. More significant ranch properties are west of town off of County Road 302 that range from 3,600 square feet of living space up to more than 6,000 square feet. Lots in this region are typically around 35 acres - perfect for a ranch or large state with additional buildings.

Several homes are for sale just west of Pagosa Springs and U.S. Highway 160. Smaller, two-bedroom homes with less than 2,000 square feet of living space start around $250,000. Nicer two-, three- and four-bedroom homes in the area start around $350,000. It's not uncommon for more extensive luxury new construction in the area to exceed $450,000. Vacant lots with water frontage like ponds, lakes and rivers start around $200,000 and are perfect for building your dream home. Lots only a short walk from the water are typically priced under $100,000.

Further south along U.S. Highway 160 is a pocket of newer homes off Oak Drive and Oakridge Drive. Good-sized empty lots with more than two acres of land start around $75,000, but nicer lots with views often sell for more than $200,000. You can buy one-acre lots large enough for a home for under $50,000.

Neighborhood Highlights:
Pagosa Springs' geothermal hot springs are located downtown. The Springs Resort has more than 20 soaking pools. The region has several luxury hotels and pampering spa treatments for locals and guests.
The closest ski resort is Wolf Creek. What Wolf Creek lacks in terrain, it more than makes up for with fresh powder. The resort gets a whopping 465 acres of snow annually, on average.
During the summer, the high desert climate makes it ideal for long bike rides along Eight Mile Mesa. There is also excellent rock climbing at Piedra River Trail. Navajo State Park has beautiful lakes open during the summer for jet skiing, kayaking, and stand-up paddleboarding.
The nearby San Juan River offers tremendous fishing for trout and other species.
