Searching for real estate and homes for sale in Montezuma County, Colorado? Occupying the entire southwestern corner of Colorado, Montezuma County is one of the state's largest and most diverse counties. It is roughly one-third tribal land, one-third federal land and one-third state land. Its elevation ranges from approximately 6,000 feet to over 13,000 feet and includes a high plateau desert and alpine tundra. Montezuma County has a total population of roughly 26,000 residents. There is real estate for sale at various locations throughout Montezuma County, although most listings are centrally located in and around the county seat of Cortez.
The southern portion of Montezuma County is designated as a Ute Mountain Reservation and Mesa Verde National Park. There are a few homes along U.S. Highway 491 before the community of Towaoc. Most real estate for sale in the county is either along U.S. Highway 160 toward Mancos to the east or west along County Road G. All other properties for sale are further north. Many homes are for sale along U.S. Highway 491 from Lewis to Pleasant View. There are also a few remote homes as you head northeast along State Highway 1455.
The largest concentration of homes for sale is within the city limits of Cortez. There are affordable homes for sale in Cortez, starting around $169,000 for a smaller, two-bedroom house with about 850 square feet of living space. A few one-bedroom homes are also available, but most residences are larger, with three- or four-bedrooms. Older, well-kept homes with three or four bedrooms and about 1,500 square feet of living space are available for around $300,000 to $350,000. More modern homes can exceed $500,000, depending on age, size, location, views and amenities.
Just outside of Cortez are larger estates and ranch properties for sale that range from $700,000 to more than $1 million. There are several prime spots, primarily to the east, north and west of town, with lovely homes, extensive views and few neighbors. These areas combine luxury country living on the Western Slope with convenience. Although private and secluded, most homes are only a few minutes from Cortez's downtown core.
McPhee Reservoir, one of Colorado's largest bodies of water, is only a few miles north of Cortez. There are properties available around the reservoir and in the neighboring community of Dolores. Dolores is on the southeast corner of the lake and has single-family homes, duplexes and mobile homes for sale. A typical three-bedroom home in Dolores is about $400,000. For more affordable options, you can purchase a two-bedroom, one-bathroom mobile home with about 1,000 feet of living space for approximately $100,000.
Regional Highlights:
Montezuma County is bordered by three counties with the same name: San Juan County. There is a San Juan County in Colorado, Utah and New Mexico, and they all touch Montezuma County at some point. It's the only county in the U.S. with this unique distinction.
Montezuma County is home to the Colorado portion of the Four Corners Monument. The San Juan River flows just northwest of the monument.
The county has several National Protected Areas, including Mesa Verde National Park, San Juan National Forest, Yucca House National Monument, and a portion of the Canyons of the Ancients National Monument. National Protected Trails in Montezuma County include Calico National Recreation Trail, Highline Loop National Recreation Trail, Old Spanish Historical Trail and Petroglyph Point National Recreation Trail.
