Looking for Dolores, Colorado real estate? The statutory town of Dolores is located at the southeast end of McPhee Reservoir, along the Dolores River, in Montezuma County. It has a population of around 900 residents and sits at an elevation of 6.396 feet. There are single-family homes for sale inside the city limits, and many residences and lots are available just outside of town.

Dolores is a friendly town that is an excellent place to visit and a perfect place to live if you enjoy outdoor activities. The city and the surrounding area offer various public recreation areas. It has a small-town vibe but benefits significantly from the local reservoir and its attractions. McPhee Reservoir is the second-largest reservoir and the fifth-biggest lake in Colorado. Dolores is only a few miles from McPhee Campground and Recreation Area and the House Creek Recreation Complex. It is also less than a 20-minute drive from Mesa Verde National Park. World-class snow skiing is only 90 minutes away in Telluride.

The town sits in a canyon with the Dolores River running along the south end of town. There are a few existing houses for sale along the river, plus a few empty lots where you can design and build your forever home or a beautiful cabin. Vacant lots start around $100,000, but those with river access or views may command a steeper price tag.

North of the river, a terrific pocket of homes between Railroad Avenue (State Highway 145) and Riverside Avenue runs next to the river. North 11th Street starts at Railroad Avenue and extends north out of town. There are houses for sale along main streets like Central Avenue and Hillside Avenue. Homes in this area vary in size and price, but most homes have three or four bedrooms and around 2,000 square feet of living space. Prices are typically in the $400,000 range.

There are also homes further east along Breanna Lane. South of the river, there are houses along Merritt Way as you head east from town. Beautiful undeveloped lots are a few miles east of town along State Highway 145. Further from town, you can purchase a seven-acre lot for around $75,000 with extensive views and plenty of privacy. About 20 miles north of Dolores, a 35-acre plot surrounded by meadows costs about $300,000. This area offers tremendous outdoor recreation like fishing, hiking and hunting, and is a perfect location for your RV or to build a mountain cabin.

Neighborhood Highlights:

• Dolores has a quaint blend of shops, restaurants, bars, and a brew pub. The town has four public parks, a public library, and an excellent bike trail along the river. There are also three RV parks in town to accommodate visitors.
• Dolores is about 40 miles from the Four Corners Monument.
• The town was first established as a link along the Rio Grande Southern Railroad. It replaced an earlier town called Big Bend. The reservoir now covers it.
• McPhee Reservoir is named after the town of McPhee, which is now submerged under the reservoir. It has various boat launches, picnic areas and campgrounds. Swimming is allowed. You can also fish for bass, perch, trout, walleye, salmon, crappie, carp and channel catfish, among other species.
