Redlands | Mesa County

Redlands is one of the most unique communities in the Grand Junction area. It is one of the few communities on the west side of the Colorado River, presenting a one-of-a-kind perspective that you don't get with any other community in the region. Redlands real estate is primarily larger luxury homes with four or more bedrooms between the river and the wilderness. There are lovely homes for sale in gated communities and subdivisions, and there are several free-standing structures with incredible views and few neighbors.

Redlands begins just to the southeast of Fruita, on the west side of the majestic Colorado River. Many homes are along Broadway/Highway 340 that goes south from Fruita and west along the river to downtown Redlands, about seven miles away. Closer to Fruita are homes for sale off Rimrock Drive near Saddlehorn Campground. Just east are additional homes for sale on Curecanti Circle and Deep Park Circle by the east entrance to Monument Canyon.

Broadway then splits into Broadway and South Broadway, with Broadway continuing into town while South Broadway heads further south through Gold Star Canyon. There are wonderful pockets of single-family homes for sale off Canyon Creek Drive, Independence Valley Drive, and 20 ½ Road and their adjacent streets. There are more affordable homes with two or three bedrooms, but opulent estates are gated and list for more than $1 million.

The west Redlands region offers private homes and townhomes for sale to the north of Broadway on Peony Drive, Glacier Drive, Yucca Drive, Colonial Drive, and the adjacent streets. Monument Valley Open Space is a park with a pond and many places to kick back for a relaxing picnic. Close to schools and minutes from the mall and the best restaurants. There are numerous undeveloped lots on Wild Rose Way that back up to the Colorado River. This area is called Panorama Terrace - and you can imagine why. The views are stunning! These lots run under $100,000 and provide cul-de-sac living with the flexibility of picking your custom builder to plan the walk-out basement forever home.

Further east, at Linekin Gulch, are larger five-bedroom established homes that sit on about two acres of land with views of the Book Cliffs, Mount Garfield, Grand Mesa, and the whole valley. These more significant residences for sale can exceed 4,000 feet of total living space and come completely furnished with opulent living, kitchen, and bedroom décor. Outside you will find spacious decks and patios ideal for entertaining or just enjoying the Rocky Mountain sunset. It is only a short drive from the vineyards, golf, hiking, and right on the river; this is mountain living at its finest.

The core of Redlands is just across the river from Grand Junction, between Redlands Parkway and Monument Road. There are homes north of Broadway and near the river that are only a stone's throw from Grand Junction. Undeveloped bluff lots in the Redlands South Rim list for under $200,000 with prime river access. South of Broadway are high-end homes on South Cam Road, extending south from Redlands Parkway and later connecting with Monument Road. Area homes for sale range from three to five bedrooms and list for around $1 million, depending on location and amenities.

Neighborhood Highlights:

• There are various homes tucked away off Ridges Boulevard south of Broadway. Autumn Ridge Park and Duck Pond Park are near the main road, and Tot Lot Park and Gardener Lake Reservoir are off Ridges Boulevard at Mariposa Drive. Luxury four-bedroom homes on Mariposa Drive are in the $750,000 range, while undeveloped lots sell for $100,000 to $150,000.
