Mesa & Molina | Mesa County

Mesa and Molina are two unincorporated communities just west of Grand Junction in Mesa County. Located in Plateau Valley, the communities are not far from snow skiing, water skiing, hiking, biking, camping, and fishing. Powderhorn Mountain Resort is only a few miles south of Mesa on Highway 65, about halfway to Grand Mesa, the largest flat-topped mountain in the world. The Mesa and Molina communities are ideal for prospective homebuyers who want to enjoy the plateau region's vast recreation and sheer beauty but still be only a few minutes away from big-city entertainment, services, and shopping in Grand Junction.

Mesa real estate consists of mostly larger single-family homes with three bedrooms or more. Houses for sale are typically on sizable lots of 40 acres or more. It is not uncommon for these rural residences to have fenced-in farmland or pasture for livestock like cattle and horses, who enjoy the cooler plateau climate.

In Mesa County, it's all about where you live. The top of the mesa is more than two miles above sea level and has an alpine climate that receives substantial precipitation throughout the year. The high altitude means summer days are milder and snow-free from June through October. The communities of Mesa and Molina are around 5,000 feet above sea level - meaning warmer summers and more mild winters. Most Mesa real estate for sale is located along Highway 65 - called Grand Mesa Scenic Byway - from the intersection of Highway 33 on the north to Jumbo Campground/Road 2541 on the south. Homes for sale in the area have nearly 3,000 square feet of total living space and sell for around $350,000.

Molina is further west than Mesa and offers larger homes that are more rural and have spectacular mountain views. Luxury estates between Molina on the north and Nick Mountain to the south have three bedrooms and more than 3,000 square feet of living space and list for more than $2 million. These luxury homes come with sweeping panoramic views of the valley from the main living area, dining area, and master bedroom suite. There are also agricultural farms with additional structures for livestock. Molina homes for sale often have hardwood floors, vaulted ceilings, upscale appliances, a patio or deck, and countless high-end finishes. Some homes offer local Nordic skiing trails or hiking and biking paths.

North of Highway 330 is more farms, vacant land, and estates along 45 ½ Road and V Road. This is a largely undeveloped area with main plots still available to purchase - some with potential front-row views of Castle Peak to the north.
