The real estate brokerage franchisee network has an office in the upscale Lionshead Village area located at 511 E. Lionshead Circle. The real estate office is next to the Lionshead Welcome Center and Parking Structure, and a short stroll from the Vail Mountain ski slopes.
The Lionshead Office presently has about 30 qualified real estate brokers who are ready to help you purchase or sell your Vail Valley condo, home, fractional interest or commercial real estate. Brokers at this office typically deal in residential real estate but may also handle some commercial real estate, vacant lots and available land in the valley.

Lionshead Village Real Estate
The brokers at the Lionshead Village office know the Lionshead base area very well since they work there. The prestigious village is just west of Vail Village along Interstate 70. It was developed decades ago, but has changed quite a bit in the 21st Century. There has been a complete revamp of the base area in the past 15 years, with a new central square design, excellent mountain access, luxury hotels, fine dining and boutique shopping.
Lionshead real estate includes a great selection of townhouses and condominiums at the base area. Most condos are two or three bedrooms, although there are a few studio apartments and a handful of one-bedroom units available from time to time. Most of the residences at Lionshead are luxury rated since many owners rent their units as a vacation rental when it’s not being used.
Owners can generate an income annually by renting out their condos or townhomes when they are not there. Vacation rentals at the Lionshead base area command premium rental rates for their convenience to the slopes. They are also close to world-class fishing, championship golf, amazing hiking and biking trails, and grass and clay tennis courts.
Vail Village Real Estate
From Lionshead real estate office, it’s only about a 10–15-minute walk to iconic Vail Village. There’s also a free bus that can take you between the base areas. The entire resort is interconnected, so you can navigate your way from base to base through Vail’s extensive network of lifts. Free shuttle buses run between the base areas every few minutes.
Vail Village is the most recognizable of Vail’s three base areas. It is designed to look like a classic European alpine village, with its distinctive Austrian vibe and traditional cobblestone streets. When you’re in Vail Village, you might just forget that you’re in the United States for a minute!
Real estate for sale in Vail Village is mostly condominiums and townhomes, although there are a few uber-high-end ski-in, ski-out private homes in the area. Homes with direct ski access command premium prices. Most condos in the area are two to four bedrooms, although there are some larger ones and a few smaller studios and one bedrooms. A typical two-bedroom condominium can range from 1,500 square feet up to larger units that have more than 2,400 square feet of living space. Property in Vail Village is almost strictly luxury rated.
Golden Peak Real Estate
Golden Peak is Vail’s third base area, just east of Vail Village. Golden Peak is where the ski resort’s popular Ski & Snowboard Club of Vail is located and is also home to ski school, an alpine racecourse and a 22-foot halfpipe. Blue Sky Basin is a 525-acre playground for intermediate and expert skiers and snowboarders when powder days begin in late December.
The Golden Peak area is much smaller than Lionshead and Vail Village. There are no fancy restaurants to speak of here, mostly grab-and-go stations to fuel you up for another ride up the lifts. There is less traffic generally than Lionshead and the Village, and lift lines here can be lighter. This is usually where a variety of ski racing occurs.
Around Golden Peak are a few private homes with direct ski access that command seven figures, or even eight. Private homes near Golden Peak provide easy access to everything that’s wonderful in Vail while also providing a sense of seclusion that you don’t find at too many locations near here. An average two-bedroom condominium with about 1,400 square feet of living space typically lists and sells for around $1.5 million, depending on location and amenities.
Cascade Village Real Estate
Cascade Village is is a fourth Vail Resort ski base that is west of Lionshead and is a luxury neighborhood. You can access the ski resort from Lift 20. The base area has a few luxury fractional ownership opportunities like the Grand Hyatt Vail and several high-end deluxe and luxury condos that are mostly two or three bedrooms. Donovan Park and Donovan Pavilion are to the west of Cascade Village.
Homes and condos in Cascade Village provide immediate ski access to world-class skiing just steps from the front door. Slopeside homes with ski-in, ski-out access sell for more than residences that are further away.
Red Sandstone Real Estate
The Red Sandstone neighborhood is across the Interstate from Cascade Village and Lionshead to the north. This is where many of the working people in Vail live. There is a school and a post office in the neighborhood and some more affordable housing choices. Most existing homes have been renovated to some extent. There are a few apartment complexes that rent long term.
Property in the Red Sandstone neighborhood lists and sells for considerably less than condos at any of the base areas, mainly because there is no immediate ski access. The neighborhood is one of the best to consider if you’re a young family seeking something affordable or simply trying to get a foothold in Vail Valley.
West Vail Real Estate
To the west of the Red Sandstone neighborhood is West Vail. It is on the north side of Interstate 70 and home to several services like gas stations, fast-food restaurants and a grocery store. West Vail is a great spot for locals to call home. There are a few private residences in the foothills that are more affordable than most comparable homes in the valley. The south side of the interstate is heavily wooded and more private. The nearest base area to ski is at Cascade Village.
Since it’s farther out from Vail Village, prospective buyers can often get more “bang for your buck” in West Vail compared to Lionshead or the village. As a Rule of Thumb, the further away from the village typically has the lowest price tags.
