Ski-In, Ski-Out Homes in Eagle County
A ski-in, ski-out residence is a home that has immediate access to the ski slopes. Imagine walking out your front or back door, snapping into your skis or snowboard, and cruising directly to the lifts. At the end of the day, you take the lift to the top of the mountain and ski down to your residence. When you don’t need to walk or drive, it’s a true ski-in, ski-out home.
There are some homes that may have ski-out access but not ski-in, or vice-versa. This can happen when there are obstacles between the home and the slopes that may impede one or the other. For example, you may be able to ski out of a residence but not ski in if there is insufficient snow or a lack or a trail leading to the home. Or you may be able to access the home from “above,” but trails or snow may be lacking “below” the home on the mountain.

In Eagle County, there are three prime locations for ski-in, ski-out real estate: Vail Village, Lionshead and Beaver Creek. Each one has its own unique features and appeal. From luxury private residences right on the slopes that sell for eight figures to more affordable condominiums only steps from the lifts or gondola, there are lots of different options.
Vail Village Ski Homes
Iconic Vail Village is the heart of Eagle County. The timeless village is a taste of the Alps in the Rocky Mountains. The village has a distinctive Bavarian design with cobblestone streets and Austrian-inspired architecture. From puffy German-style pretzels and frothy mugs of brew to lederhosen and Oktoberfest, Vail Village is a quintessential mountain destination that is second to none.
Vail Village is lined with the finest restaurants, excellent retail shops and some of the nicest luxury condominiums in Eagle County. In short, Vail Village is prime real estate. There is limited space, and price tags reflect the heightened demand. Many condos and townhomes in Vail Village are viewed as investment properties, as many owners rent out their units when they are not in use during the summer and ski season to generate additional income.
In Vail Village, a luxury condominium with three or four bedrooms can bring anywhere from $5 million to $8 million, depending on location and amenities. Presently, a 2,880-square-foot, four-bedroom luxury condominium in the esteemed Solaris Residences of Vail Village, 141 East Meadow Drive, is listed for about $6.5 million.
A little further away from the heart of the village, you can get a little more bang for your buck. A four-bedroom residence at Northwoods Condominiums on Vail Valley Drive has about 2,800 square feet of living space and currently lists for about $5.4 million. The upscale condo has a full roster of amenities and is only steps from the Riva Bohn Express Lift.
Lionshead Village Ski Condos
Lionshead Village is the newer base village area on the west side of the Vail Ski Resort. The village at Lionshead is smaller than Vail Village and has a more contemporary look. While Vail Village has a European feel, Lionshead Village has more of a contemporary design, with chic, modern-day buildings, shops and restaurants. All the condos at Lionshead are within walking distance. From Lionshead, you can access the mountain directly from a gondola at the base and ski the entire resort.
One of the top residences at Lionshead Village is Legacy at Vail Square. The upscale building has luxury condominiums with panoramic views of Vail Mountain along with world-class amenities only steps away from Chair 8, the gondola and ski school. Legacy at Vail Square is located at 500 E. Lionshead Circle.
Presently, there are a few condos available for sale at Legacy at Vail Square. Most of the units are in the $2 million to $6 million range. A ground floor, one-bedroom condominium with about 1,200 square feet of living space is one of the more affordable residences at the building and lists for just under $2 million.
Corner units, residences with more bedrooms, premium views or condos on higher floors can list for considerably more. A beautiful 2,800-square-foot, four-bedroom, multi-level townhouse at Legacy at Vail Square is listed for slightly over $7 million. The uber-luxurious residence has an upgraded kitchen and bathrooms with exquisite marble and a lengthy list of opulent, high-end finishes.
Beaver Creek Village Ski Condos
Beaver Creek Resort is smaller than Vail, but it doesn’t skimp on amazing skiing, entertaining nightlife and choice residences. And the skiing at Beaver Creek takes a back seat to no one – it regularly hosts World Cup ski events each year.
The resort is comprised of three separate villages: Beaver Creek Village, Bachelor Gulch and Arrowhead.
At Beaver Creek Village are several buildings with condominiums that are mostly one- to four-bedroom units. Some buildings may have larger residences with five or six bedrooms. Space at the village is limited, and most condos are upgraded to maximize sale and rental potential. Many owners at Beaver Creek rent their units for profit to vacationers when they’re not using it.
Beaver Creek condos are considerably less expensive than in Vail. In Beaver Creek Village, you can find condos with one to four bedrooms, mostly. There are some larger residences, too. A recent sale at Borders Lodge at 1120 Village Road saw a four-bedroom, 3,000-square-foot condo sell for $2.65 million.
Bachelor Gulch Ski Homes
Around Bachelor Gulch are some mountainside private homes that have five, six or seven bedrooms. Many have immediate ski access. To the west of the village, there are several beautiful mountainside homes along Strawberry Park Road. As of this writing, they list mostly from $5 million to $7 million. Presently, a grand, nine-bedroom luxury residence is listed for $14 million. A majestic, secluded, six-bedroom home goes for just under $12 million.
Arrowhead Village Ski Condos
Arrowhead Village is a gated community that is two miles west of Beaver Creek. The village is one of the Rocky Mountains' best kept luxury secrets. It provides the perfect combination of privacy, convenience and outstanding resort amenities like a community pool, hot tubs and an outdoor fire pit. Guests can enjoy Edwards, Avon or Beaver Creek Village and European-style, village-to-village skiing between Arrowhead, Bachelor Gulch and Beaver Creek.
Arrowhead Village has custom townhomes and condominiums. Single-family residences are on the mountain and surrounding the golf course. Prices are typically in the $4-7 million range for private homes near Arrowhead Village, depending on amenities and location.
Timeshare interests can list for under $100,000 for two-week blocks during low points of the year. Peak times of the year like Christmas week, New Year’s and President’s Week usually list and sell for considerably more.
