The Town of Avon has a pedestrian mall with bronze sculptures, play areas and small performance spaces. The 48-acre Harry A. Nottingham Park hosts notable annual events like the largest fireworks display in the Colorado Rockies.
The community consists of several different neighborhoods around the town and near the ski resort. In addition to the downtown, Avon’s Wildridge community sits high above the town in the mountains and presents a bird’s-eye view that is unmatched. The luxury bedroom community has front-row views of Beaver Creek Resort and the surrounding mountains and has some of the finest luxury properties on the market.
Downtown Avon Luxury Condominiums
In downtown Avon, most of the homes for sale come in either a condominium or a multi-level townhome residence. The core of Avon is relatively small – it’s only a few square blocks from the Eagle River on the south end to Interstate 70 to the north – but there are a few excellent condos in the area. Most condominiums are within walking distance to the Riverfront Express Gondola at The Westin that expediates skiers to the mountain. The gondola is the quickest way to access Beaver Creek Resort from downtown Avon. While there are a few affordable condominiums for sale from time to time in this area, most are higher end, luxury units.
The city government of Avon is presently working on a master plan that will incorporate the Westin Riverfront with a revamped Main Street featuring updated restaurants, pedestrian-friendly streets, high-end condominiums and boutique retail shops. Recently, Avon has come into its own with a host of trendy new arts and cultural venues.
Most of the condos and townhomes in downtown Avon have two, three or four bedrooms. Pricing starts just over $1 million, with larger condos commanding a higher asking price. Residences this size (1,000 square feet or larger) are popular as vacation rentals for owners who want to generate an income when they are not in their home. Smaller residences in town are either one bedroom or studios and can be purchased for under $1 million. More affordable studio condos in the Avon core are typically around 500 square feet.
Downtown, there are condos interspersed amid the many hotels, restaurants and shops in the area. Further west, near the lake, there are a few condominium complexes and a mobile home park. Avon Elementary School is just west of the lake.
Luxury Fractional and Timeshares in Avon
Property owners who want to have a stake in Avon real estate without the hefty price tag often go for the option of fractional property ownership. Fractional ownership, traditionally referred to as a timeshare, gives owners a shared interest in a property – usually for about two weeks a year.
With a fractional property, owners purchase a specific residence for a certain period each year. Popular fractional ownership opportunities center around peak times during the year like Christmas, New Year’s, President’s Day or Spring Break. Owners can then utilize their time to vacation in Avon and ski, or rent their weeks out to vacationers for additional income.
Fractional properties in downtown or near the ski resort start around $20,000 for smaller condos but can easily exceed $100,000 for a two-week block at larger residence at a premier luxury brand within walking distance to the slopes.
Luxury Private Homes in Avon
Most private homes for sale in Avon, near Beaver Creek, or around the Vail Valley are going to be high-end and ultra-luxurious. Opulent four- and five-bedroom homes dominate the market, especially in the surrounding mountains. Private luxury residences that are ski-in, ski-out command premium prices. There are few affordable homes in this area but you need to work with a realtor to find what you are looking for.
Some larger residences can reach 10,000 square feet in space, with five, six or seven bedrooms while smaller homes usually have two or three bedrooms and have closer to 5,000 square feet of total living space. Luxury private homes in Avon can range from around $2 million to more than $10 million.
Mountainside homes tend to have a higher number of bedrooms than those located near the downtown, mainly because of space constrictions. Private homes on mountain lots are often built or purchased as a second home or used as a vacation rental property for owners to generate additional income from their investment, incorporate tax advantages, etc.
To the east, there is a sizeable pocket of private homes south of Highway 6 along Deer Boulevard and the connecting streets, extending all the way to Eagle-Vail. Northeast of Avon and north of Interstate 70 is the Swift Gulch neighborhood. There isn’t much development along Swift Gulch Road until you get a little further east out of town, about halfway to Eagle-Vail. Beyond that, homes are sparse to the north of the interstate until you get to Eagle-Vail.

There are numerous Avon homes for sale for both locals and second-home buyers. Homes vary from uber-luxurious mountainside residences to private homes for working class families that are right on the free bus line, near beautiful Nottingham Lake, or situated along the picturesque Eagle River. There are also private homes for sale just north of Avon along Buck Creek Road up to Mountain Star Drive, and continuing up the mountain to Paintbrush, Shooting Star and Shining Bells.
