Garfield County
Garfield County offers some of the most affordable real estate for sale on Colorado's Western Slope. There are all kinds of properties for sale, from single-family homes, condos, townhomes, cabins, mobile homes, bungalows, and cottages to sprawling mountain estates in exclusive gated communities and large, untouched lots that are available to purchase to build the home of your dreams.
Garfield County has a wonderful collection of working-class cities, towns, and Census-designated areas that embrace the relaxed and comfortable lifestyle of Rocky Mountain living. Glenwood Springs is the largest city in Garfield County, and has lots of homes, condos, and lots available to build. Carbondale, just upvalley from Glenwood Springs on the way to Aspen, has its own unique vibe and is a haven for artists and entrepreneurs.
Towns further downvalley like New Castle, Silt and Parachute provide easy access to exciting outdoor activities and have lots of homes, townhomes, and condos available. Property here is a little more affordable because they are a bit more removed from the ski resorts. Downvalley, you can purchase a full-size home with five or six bedrooms for the same price as a two-bedroom condo in Aspen. Smaller communities like Battlement Mesa, Catherine, Cattle Creek, Chacra, Mulford, and No Name have large parcels of land for ranches and farming.
Garfield County has endless outdoor recreation opportunities, like hiking, biking, hunting, rafting, kayaking, fishing, skiing and snowboarding. It is home to the second-largest designated wilderness area in the state (Flattops Wilderness), the world's largest mineral hot springs pool, a ski resort, an adventure park, and a national natural landmark (Hanging Lake). It's also only about an hour drive to Aspen's four stellar ski resorts: Aspen Mountain, Aspen Highlands, Buttermilk, and Snowmass.
Neighborhood Highlights:
Garfield County covers nearly 3,000 square miles, about 60 percent of which is federal public lands. The county has about 62,000 residents; approximately 19 people per square mile.
Glenwood Springs has a downtown core with a nice mix of older residential and commercial property and some new developments. Most residences are single-family homes constructed between the late 1800s and the 1950s. The city's downtown is from Eighth Street to 27th Street.
There are a few terrific golf communities in Garfield County, and Ironbridge just outside of Glenwood Springs is one of the best. The 18-hole community has a fitness center, aquatic center with pools, a water slide and a hot tub. There's also a playground, climbing wall, 4 miles of trails, and catch-and-release fishing ponds.
Rifle is a ranching hub for its arid climate and ample rain enough to provide lots of green grass for cattle and sheep to graze. There are larger lots available with barns and other support buildings.
Silt is a working-class town where most of its residents make around $100,000 per year. The real estate is affordable, and there is a good collection of private homes, townhouses, cottages, duplexes, condos, and cabins.
Parachute and Battlement Mesa are two communities on the Western Slope with reasonable real estate for sale and lots of outdoor activities surrounded by beautifully stunning scenery. There are homes of all sizes, from smaller residences with two or three bedrooms to larger homes that have five bedrooms or more.
