Rio Blanco County Real Estate

Rio Blanco County real estate stretches from the Utah border to just west of Yampa. Many homes for sale along Highway 8 reach from the eastern edge of the county to Meeker and beyond. In the remote areas on the east side, there are sprawling estate homes, and mountain cabins tucked away in the wilderness. Estates for sale in this area are more affordable than in many other parts of the state. A five-bedroom, 4,200-square-foot luxury mountain cabin with a large porch and panoramic views is listed for approximately $2.75 million. For something more subdued, a one-bedroom hunting cabin on 20 acres in the thick wilderness is listed for about $750,000.

Many lots are available at Elk Creek Ranch just west of Meeker in the middle of the county. Lots range from $2.7 million to $3.9 million, depending on size and location. Most lots are just under half an acre, with plenty of room to build a family home - spectacular views to the west and Elk Creek waterfront to the east. Once you purchase your lot, you gain access to Elk Creek Ranch and all that it offers, like nearly 30 miles of genuinely private Gold Medal trout fishing on White River, Elk Creek, and Miller Creek. Additionally, Elk Creek Ranch owns 14,000 acres in the heart of elk country. Including leases, Elk Creek Ranch owns nearly 25,000 acres of moose and mule deer hunting.

Near Elk Creek Ranch are a few homes for sale that don't carry all the perks, so they are more affordable. A three-bedroom ranch house built in 1999 with a garage, sitting on 5.58 acres, is listed for approximately $850,000. Just 20 minutes outside Meeker, the home is part of Chapin Acres between Oakridge State Wildlife Area, Middle Mountain, and the White River Valley. The main floor offers about 2,200 square feet, three bedrooms, two and a half bathrooms, a den, and a large deck. The walkout basement level offers an oversized two-car garage and over 1,100 square feet of unfinished space.

Meeker has several single-family homes for sale and many extraordinary remodels of older homes. Homes in the Meeker core range from $200,000 to over $500,000, depending on size, age, location, and amenities. Older homes sell for under $250,000. There are also a few lots available for about $50,000 - perfect for a future home. South of town is more open lots for under $100,000.

Near the western edge of the county and the Utah border is the town of Rangely, population of 2,350. Rangely has several lots for sale, including older homes and fresh builds. You can purchase an older three-bedroom home with about 1,000 square feet of living space for under $150,000 - making Rangely one of the most affordable communities in Colorado, especially out West. A four-bedroom multi-family home on Main Street with more than 3,800 square feet of living space is listed for $185,000.

The West Rangely subdivision just west of town offers the ideal property to build your dream home from scratch. Lots are available from $50,000 and come with a site plan, soil report, elevation report, and perk test. Some lots back up to the river and are perfect for sunsets. Here, you can embrace the rural lifestyle and have animals, shops, barns, and all your toys in one place.

Regional highlights:

  • Meeker is primarily a farming community in the vast, fertile White River Valley. It is relatively isolated from other communities, near the intersection of State Routes 13 and 64, on the north side of the White River, at the base of a long ridge locally known as the China Wall.   • Meeker is home to the annual Meeker Classic Sheepdog Trials. The Meeker Classic blends sheepdog trials, education, culture, and history into a week-long showcase of sportsmanship, volunteerism, and friendship.
  • For decades, Rangely has housed an unused tank revered for its extraordinary internal resonance, where sounds can last up to 40 seconds. The 65-foot tower, now known as the Sonic Arts Tank Center, has been repurposed as a concert and recording venue.
